When do you need plans?
When you’re making alterations that can affect the structure of the property, or any home improvements could have implications on the stability of a building, you are likely to be required to obtain Building regulation approval for steelwork and structural design.
Extensions, Conversions and internal alterations will almost certainly need Building Control approval in order to prove compliance with the Building Regulations.
Planning Permission may not always be required and permitted development rights may apply. You will be advised during our initial conversation.
You may also require Planning permission if you live in a Conservation area or if reside in a Listed Building.

What do I need to provide?
Following our initial telephone conversation I should be able to view your property on the internet.
I will also ask you to Email or WhatsApp some photos of your property particularly of the area/s to be altered or extended.
If you have a sketch of your requirements – that would be very helpful (don’t worry if it’s not good – that’s my job to create accuracy!)
What next?
Simple! For relatively straight forward extensions I can provide you with the relevant fees based on the information you send me.
I also try to include all ‘external’ fees on your quotation. Some of these may not be required but I believe it’s always better to be advised of all the potential fees.
What happens if my requirements are complex or I really want to ‘’meet up” for advice?
Not a problem! Once I have some basic details, I will provide you with quotation to undertake a site visit. Once on site, I can fully discuss all aspects and concerns regarding your proposals. I can then provide you with a schedule of fees.
What are external fees?
As a general guide – Planning fees, location/block plan fees to accompany applications, Building control fees, Structural design fees, public sewer applications, heat loss calculations and similar – Again all dependent on the complexity of the project.
You may not require all the above (you might not even require planning permission) but as stated in my introduction I don’t hide any aspect of the fees.
The quotation will even include an hourly rate for the possibility of you requesting additional works/significant alterations or require me to arrange specialists on your behalf.
Will I need other specialists?
Possibly!
Examples: You may intend to create large openings and need steel beams. I provide two options: For relatively straight forward steel beam and padstone design these are undertaken “in house”. Complex designs are undertaken by consultants appointed on your behalf.
How do I place an order?
Couldn’t be simpler! I will forward a schedule of fees together with my terms and conditions. Just email or WhatsApp a simple acceptance. I will then contact you to arrange the survey.
The survey date and time will be to suit you, and yes, evenings and weekends can be accommodated at no extra charge!
How long does the survey take?
All down to the complexity – A survey will usually take minimum one hour, but often to finalise all the details it may be up to two hours for a relatively small property.
How long is the process?
Again, all down to complexity – Plans are normally emailed to you within two weeks. Once you confirm they meet your requirements I then submit all plans and specifications for the relevant approvals.
As a general guide – Planning permission (Where required) will be circa 8 weeks for the relevant Local Authority to determine.
Building control approval circa 5 weeks.
What happens during the process?
You are emailed all the information that I receive as your plans progress through the relevant stages.
What information do I receive on completion?
You will receive the relevant decision notices, electronic pdf., versions of all plans, specifications and structural calculations. I also send you a HSE guide on undertaking construction work and a guide to employing a Building contractor.
